Two brand-new 15 storey apartment blocks overlooking Salford Quays needed an efficient and unobtrusive façade access system for maintenance and cleaning.

The background

Erie Basin is a new build PRS (Private Rented Sector) residential development in the heart of Salford Quays. Featuring a mix of 270 one, two and three bed apartments, it is managed by Graham Construction, who awarded the access and maintenance contract to long time REID customer Heightsafe Systems.

The challenge

The strategy developed by Graham Construction for Erie Basin had to enable the cleaning of the glazing and facades on the structure, as well as general maintenance of the fabric of the building. With minimal space between the buildings and neighbouring structures and high volumes of pedestrian and vehicular traffic, this required a combination of practical rope access and ground up techniques in accordance with the HSE’s Working at Height Hierarchy of Controls. The challenge was to install a roof access system which would be unobtrusive for residents and sympathetic to the main construction elements.

The SOLUTION

Heightsafe Systems is a full-service work at height, fall protection and façade access specialist. The company has been a REID customer for more than 3 years and has used our suspended rope access systems extensively on new build and refurbishment developments across the UK.

At Erie Basin, the team opted for 77 of our Top Mount sockets bolted into the steel roof structure and two winched TDAVIT’s with universal kingpin, each with Personnel WLL of up to 250kg. The sockets are sited underneath sliding concrete covers, so they are hidden when not in use and the lightweight, portable, aluminium TDAVIT systems are stored out of sight in the plant room.

The REID EN795: 2012 Certified TDAVIT have the key benefit that they can be assembled on the roof in minutes by one person, speeding up set up time. They also offer full 360° rotation under a full load to give the operatives carrying out the cleaning and maintenance work maximum manoeuvrability.
